We priced the home to generate immediate interest and create urgency, rather than ā€œtesting the marketā€ or having the ill-formed concern of ā€œleaving money on the tableā€ (newsflash: in 99% of circumstances that is not a valid concern) and in a shifting environment, this is what drives strong early activity, and strong early activity is what creates leverage and optionality.

Given their household dynamics, this mattered, immensely. 

Instead of extending the process, we made a strategic decision: cancel the open house and move forward with a strong, clean offer in hand.

At that point, the focus shifted from generating interest to structuring the right outcome.

Through direct and professional negotiation with the buyer’s agent, I secured terms that didn’t just look good on paper, they worked for Greg and Jennifer’s real-world timeline and priorities.

The final contract included:

  • an above-asking price

  • a leaseback agreement that allowed them to remain in the home after closing

That leaseback was critical. It removed pressure from their timeline and gave them the flexibility to confidently move forward on their purchase.

This wasn’t about accepting a good offer, it was about securing the right deal and then working throughout the process to ensure Greg and Jennifer made it to the closing table!
