I’m Carissa Holmes, and when I say, believe that how real estate is done matters, I mean in most cases the purchase or sale of a home is transacting with someone’s largest asset. It’s where they currently or some day hope to call home and so is the person on the other side of the closing table. I believe in transparent and clear representation throughout the entire process.

Since 2019, I’ve helped buyers, sellers, and investors navigate the Driftwood and Dripping Springs markets with clarity, confidence, and a strategy tailored to how this market actually works, not how it’s “supposed” to work or what the zip-code level data is illustrating.

A Local Perspective That Goes Beyond the Map

My husband and I made the move from Los Angeles to Austin after getting married , drawn by the cost of living, the Tech scene of Austin and the Hill Country lifestyle that’s hard to replicate anywhere else and relocated down to Driftwood close to a decade ago.

Today, we’re raising our two sons in the Dripping Springs Independent School District (DSISD), and our daily life is deeply connected to this community—from school events to local businesses to the neighborhoods my clients are considering calling home.

That lived experience matters, especially for buyers.

Because choosing a home here isn’t just about square footage or finishes. It’s about understanding the difference between neighborhoods like Rim Rock, Founders Ridge, Parten Ranch, Caliterra, or Belterra—and how each one does or doesn’t aligns with your lifestyle, commute, land preferences, and long-term goals. It’s also about knowing what’s coming; Hays County Texas is one of the fastest growing counties in the United States.

It’s about knowing what it actually feels like to live here.

For Seller’s it’s important as well because I know who we’re selling to. In many cases I have professional and personal relationships in the cities that are likely to have a relocating buyer looking for a home like yours, this is also where being a part of one of the largest brokerages, EXP, is a big advantage.


We have two young boys that attend Cypress Springs Elementary, as a mom I’m beyond excited to have a brand new high school within minutes of our neighborhood.

They’re both very into sports; basketball, soccer and baseball. I’m working on getting them interested in golf but that’s taking longer than I had hoped.

When we’re not watching games, waiting for practice to be over or driving between home and one of the two we love hanging out at home with our two Bengal cats or playing in our backyard and taking family trips!
