Home Size and Floor Plan.
Home Size & Layout – Ensure the square footage and floor plan fit your current and future needs.
Number of Bedrooms & Bathrooms – Balance your household needs today with potential resale appeal.
Kitchen Design – Check storage, counter space, and whether the layout works for your cooking style.
If the house either the smallest or largest in the neighborhood - look in another neighborhood.
Resale of the homes on the far ends of spectrums are challenging for resale - this includes size. You’ll want a home that fits well within the range of average square footage and bed / bath counts as the rest of the community.
Pools.
Pool are a big topic in Central Texas - the summers are HOT while winters can actually be very cold. Unlike homes with pools in the north or New England we do not “close” our pools in the fall which means you need to maintain it year around. This often means having freeze projection for the pool and its equipment.
Is there room on the lot to subdivide and/or build an ADU?
It might not be in your plans today but knowing what you can and can not do to property prior to purchasing it is incredibly helpful.
Feel, Feeling, Felt.
Don’t under estimate the importance of the “the vibe” you get from the home when you step through the front door. As you are walking though, ask yourself “how do I feel?”
If it’s not fresh construction, don’t expect a new home.
If you are purchasing a new construction home, I am of the opinion that there should be no defects whatsoever. Everything from the ends of the quarter round moulding being painted to the sink faucet being precisely in the middle of the sink basin should be perfect. After all, the last person to do work on the home was a professional, it should appear as such. But if you are buying a home resale, expect there to be “things”, knowing that those items are and the cost for addressing them is what is important.
