WHAT TO EXPECT DURING THE OPTION PERIOD

The purchase contract has been signed by both parties.

NOW WHAT?

Within Hours of you accepting the Buyers offer I will send you an Information About Your Transaction 1-pager via email that will contain the below information.

You will need to reference this information from time to time throughout the transaction, please save it where you can easily locate it when needed.

  • GF #, this will be used when you purchase your HOA resale documents

  • MLS #

  • Title Company

  • Earnest Money amount

  • Escrow Agent contact information

  • Closing Date

Property Inspection

  • All people and pets must be removed from the property during the inspection. I am not able to be present either.

  • Remember* the Buyer and their agent will most likely meet the inspector at the home - be sure to have everything looking “picture perfect”, we want to them to feel excited about the purchase their making

  • It’s important that we make the property as available to the Buyer and their vendors during the Option Period as possible.  While it can be inconvenient, it’s necessary for a smooth transaction.

Septic Pump & Inspection

In some circumstances a Buyer will require that an onsite septic tank be emptied and inspected. When this is done you may stay home if you wish however, often the smell is unpleasant so I suggest going out for a few hours during this time.

RESALE DOCUMENTS

Request a complete Resale document package from your HOA’s management company.  If they offer multiple options feel free to ask me which is best suited for your needs.

Please do this within 24 hours of receiving the “Information About Your Transaction” document (containing the GF# mentioned above which you will likely need).

Please send me a text confirming this has been ordered along with the confirmation number received.

ADDITIONAL FORMS

Although I make every effort to have all of the documents we’ll need already signed by you prior to going under contract, every transaction is unique and there are often additional forms that will require your signature.  It’s important that we turn these documents around quickly.  Therefore when I have sent you a document that requires your attention via email I will also send you a text message alerting you to the “to-do” item in your inbox.

Property Appraisal

  • All people and pets must be removed from the property during the inspection.

  • Remember it’s vital that your property appraise for the value the Buyers lender has agreed to, leave your home looking “picture perfect”
