Rim Rock in Driftwood, TX: Neighborhood & Home Buyer’s Guide

Where Is Rim Rock?

Map of Rim Rock area with nearby roads and locations including Dripping Springs, Route 290, Route 12, and Driftwood.

Rim Rock is an established Driftwood, Texas neighborhood known for spacious homesites, Hill Country surroundings, and convenient access to Dripping Springs and south Austin. Most properties sit on about an acre or more, giving buyers more room and privacy than they typically find in nearby master-planned communities.

What many buyers miss is that Rim Rock is not one uniform neighborhood. Rim Rock 1, 2, and 3 have meaningful differences in home age, architecture, garage orientation, lot size, and price. Because most lots are already built out, resale owners generally avoid competing directly with a large supply of brand-new builder inventory and financing incentives.

I live in Rim Rock 1 and help buyers evaluate these differences property by property. This guide combines public information with firsthand local perspective so you can understand not only where Rim Rock is, but what matters when choosing and reselling a home here.

Home Builders

There are several builders that have built beautiful homes in Rim Rock these are merely the primary three:

Rim Rock 1: Homes are generally newer, with larger overall footprints and many single-story ranch-style plans. Front-facing garages are less common, reflecting the section’s design standards. Lots are often larger, although every property should be evaluated individually.

Rim Rock 2 and 3: These sections generally offer more modest price points and somewhat smaller lots, with exceptions in both areas. Front-facing garages and multilevel floor plans are more common than in Rim Rock 1.

Builders: Coventry, Scott Felder, and Vintage Estates are among the builders buyers will encounter in Rim Rock. Their plans, finishes, architecture, and construction details differ, so the builder still matters when evaluating a resale—even when the original construction process is long finished.

A mostly built-out neighborhood: Most Rim Rock homesites have been developed. That can be an advantage for owners who may sell again because their resale is less likely to compete directly with a large pipeline of brand-new homes, newer fixtures, builder incentives, or subsidized financing.

Renovations and roofs: Many homes from the early 2010s have updated kitchens, bathrooms, and roofs. Buyers should verify the roof’s age, replacement documentation, insurance history, and remaining useful life rather than assuming every major component is original—or new.

HOA Fees & Property Tax

HOA assessments and property-tax rates can change. Before making an offer, buyers should verify the current assessment, governing documents, taxing jurisdictions, exemptions, and the property-specific tax estimate rather than relying on a prior owner’s bill or an older advertised rate.

A key lifestyle tradeoff is that Rim Rock does not offer the central pool, clubhouse, or multiple shared gathering areas found in communities such as Parten, Headwaters, or Caliterra. The larger homesites and more private setting appeal to many buyers, but newcomers may need to be more intentional about meeting neighbors.

Rim Rock is close to existing Dripping Springs ISD campuses and the district’s developing second comprehensive high school, named Driftwood Springs High School in 2026. School assignments, construction schedules, and any future pedestrian connection should be confirmed directly with the district and relevant authorities.
