December 2025 proved to be an active month across several key neighborhoods, with many areas maintaining a strong balance between new inventory and closed sales. Below is a detailed look at the real estate trends for the month based on the latest market data.

Belterra

Belterra saw a consistent level of activity with 3 new listings and 3 closed sales during the month. The average sold price reached $531,666, and the neighborhood maintained a total of 13 active listings. Sellers in this area achieved 100% of their list price on average, with homes spending approximately 32 days on the market.. Currently, the neighborhood holds 2 months of inventory. Note that these calculations exclude one "Flex Listing" currently on the market.

Caliterra

Activity in Caliterra was highlighted by 4 new listings and 2 closed sales. The average sold price for December was $808,465, with homes selling at 100% of their list price. Properties in this area averaged 44 days on the market, and there are 5 total active listings available, there are also 3 lots remaining that can be built on - one of them has an amazing view!

Parten

Parten was exceptionally busy in terms of closings, reporting 12 closed sales against 5 new listings 8. The average sold price was $956,576, with sellers hitting the 100% list-to-sold price mark 8. Despite the high volume of sales, properties stayed on the market for an average of 110 days 8. Homes spent an average of 106 days on the market, and the neighborhood ended the month with 4 total active listings..

Sawyer Ranch

Sawyer Ranch reported no new listings for December but did have 1 closed sale. The average sold price was $610,000, and the transaction achieved 100% of the list price. This specific sale had an average of 132 days on the market. By the end of the month, there were no active listings remaining in the neighborhood.
