Is Spring 2026 a Good Time to Sell in Driftwood & Dripping Springs, Texas?

If you’ve been thinking about selling your home in Driftwood or Dripping Springs, you’ve likely asked yourself:

It’s a logical question and the answer isn’t one-size-fits-all. The Driftwood/Dripping Springs market has shifted over the past couple of years, and timing now depends more on strategy, preparation, and your specific property than ever before.

1. Buyers Are Still Active, But More Selective

Buyers have the luxury of time in most situations and as a result they are more discerning and intentional.  Don’t forget the number of new neighborhoods popping up in both Driftwood and DRIP.  In many cases, buyers have the option of purchasing a brand new home (often at lower rates as the cookie for using the builders preferred lender) - this can be an enticing option.

What I’m seeing:

  • Buyers are comparing multiple homes before making decisions, they’re asking what’s likely to be coming to the market showing they are willing to wait for right home

  • They’re more sensitive to condition and pricing, move-in ready is key - many buyers in the $700k - $1M price point won’t even look at a home unless it’s giving serious HGTV vibes in the listing photos

  • They’re negotiating more than they were a few years ago.  For several years, real estate agents didn’t have to do much negotiating.  Selles got multiple offers and selected the best one.  While many of my listings do receive multiple offers this is not the normal in our current market and buyers know it.  This is the most even playing field I’ve seen in a very, very long time

2. Inventory Has Increased (Which Changes the Game), and again more new builds are coming on line as well.

There are more homes on the market than there were during the peak years.

That means:

  • Your home is competing more than it used to

  • First impressions matter significantly more

  • Marketing and presentation are critical

  • Homes priced correctly → generate interest quickly and sell faster
